On the basis of the law of the people's Republic of China on real estate management and other laws and regulations of the people's Republic of China, both parties have reached an agreement on the equality of real estate management in accordance with the laws and regulations of the people's Republic of China
Article 1 basic information of the house.
Party A's house (hereinafter referred to as the house) is located at____ The structure of the building is____ , building area____ Square meters (including the actual building area____ Square meters, shared building area of public parts and public housing____ The land-use right of the house is obtained by (transfer) (allocation); the floor plan of the house is shown in Annex 1 of this contract, and the attached facilities of the house are shown in Annex 2; (the number of house ownership certificate and land use right certificate) (the number of real estate ownership certificate) is________ .
Article 2 use of the house.
The purpose of the house is
Unless otherwise agreed by both parties, Party B shall not arbitrarily change the use of the house.
Article 3 term of lease.

Article 4 rent.

Article 5 payment method.

Article 6 time limit for delivery of the house.

Article 7 Party A's commitment to the property right of the house.
Party A guarantees that there is no property right dispute of the house at the time of transaction; unless otherwise stipulated in the supplementary agreement, Party A shall complete the mortgage, mortgage debt, tax and rent before delivery of the house. Party A shall be fully responsible for the above matters after the transaction, and Party A shall be responsible for the economic losses caused to Party B.
Article 8 maintenance responsibility.
During the lease term, Party A shall provide the house and its attached facilities with____ Party B shall actively assist in the inspection and repair once a year. Construction shall not be obstructed.
The cost of normal house overhaul and repair is determined by____ The daily maintenance cost of the house shall be borne by____ Party.
Party B shall bear and be responsible for the losses and maintenance costs of the house and its connected equipment caused by Party B's improper management and use.
During the lease period, Party B shall implement the regulations of relevant local departments, bear all responsibilities and obey the supervision and inspection of Party A.
Article 9 agreement on decoration and change of housing structure.
Party B shall not damage the house facilities at will. If it needs to change the internal structure and decoration of the house or set up the equipment that affects the house structure, Party B shall obtain the written consent of Party A, and the investment shall be borne by Party B. when the lease is withdrawn, unless otherwise agreed, Party A has the right to require Party B to restore the original state or pay the expenses required for the restoration project to Party A.
About the rental period of the house.
During the lease period of the house, the following expenses shall be paid by Party B, and Party B shall bear the liability for breach of contract for delay in payment:

During the lease term, Party B shall pay all the expenses related to the use of the house but not listed in the contract collected by relevant government departments.
Article 11: the lease term expires.
Upon expiration of the lease, this contract shall be terminated and Party B shall return the house to Party A. If Party B requests to continue the lease, it must be in advance____ Party A shall submit to Party A in writing within months before the expiration of the contract____ Give a formal written reply to Party B within months, and renew the lease contract if it agrees to continue the lease.
Article 12 termination of the contract due to Party B's responsibility.
If Party B has any of the following circumstances, Party A may terminate the contract and take back the house, and Party B shall be responsible for compensation for the losses caused to Party A:
Transfer or transfer the house to another person without authorization;
2. Demolish and change the structure or use of the leased house without authorization;

Article 13 early termination of the contract.

If Party A has to terminate the contract due to national construction, force majeure or circumstances specified in Article 10 of this contract, Party A shall generally give a written notice to Party B three months in advance. Party A shall not compensate Party B's economic losses.
Article 14 agreement on registration and filing.
This contract shall come into effect from the date of this contract____ Within days, Party A and Party B shall submit this contract and relevant supporting documents to____ Application for registration.
Article 15 liability for breach of contract.
During the lease period, both parties must abide by the contract. Any party who violates the provisions of this contract must pay the annual rent to the other party annually____ %Party B shall be charged with overdue fine.
Article 16 if the house is damaged or lost due to force majeure, both parties shall not be liable for each other.
Article 17 matters not covered in this contract shall be separately negotiated by Party A and Party B, and a supplementary agreement shall be signed. In case of any inconsistency between the supplementary agreement and this contract, the supplementary agreement shall prevail.
This contract is an integral part of Article 18. In this contract and its attachments, the words filled in the blank part have the same effect as the printed text.
Matters not specified in this contract and its appendices and supplements shall be implemented in accordance with the relevant laws, regulations and policies of the people's Republic of China.
Article 19 If Party A and Party B are overseas organizations or individuals, this contract shall be notarized by the local notary office.
Article 20 Any dispute arising from the performance of this contract shall be settled by both parties through negotiation. If the negotiation fails, Party A and Party B agree to solve the problem according to (1) the____ Arbitration by arbitration commission. (2) To____ The people's court brought a lawsuit.
